An established obstetrics and gynecology practice in the Las Vegas metro is available to a physician who would rather step into a mature patient base than spend years building one. The founding physician has practiced in this market for more than three decades and is retiring. He has already started booking forward appointments and intends to personally introduce and endorse his successor.
WHAT YOU ACQUIRE
- About 4,500 patients of record, many of them with the practice for 25 to 30 years
- Roughly 100 visits per week, about 10 of them new patients, with steady wordofmouth referrals
- About 10 deliveries per month
- A fully builtout, sixexamroom suite that requires no capital at close
- A dedicated procedure room equipped for LEEP, hysteroscopy and urodynamic testing
- An obstetric ultrasound room (GE Voluson 8) and NST monitoring
- eClinicalWorks EMR and a complete furniture and equipment package
- A bilingual (English/Spanish) lead medical assistant of 18 years who intends to stay
FINANCIAL SNAPSHOT
- Asking price: $525,000
- Terms: $425,000 cash at close, plus $100,000 seller financing for a qualified physician buyer
- 2025 collections: $844,924
- 2025 Seller's Discretionary Earnings: $283,042
- Price equals 1.85x SDE and 0.62x collections, in line with published OB/GYN transaction medians of 1.81x SDE and 0.65x net sales
- Independent valuation opinion: $576,000. The asking price sits below it.
Those 2025 earnings were produced on a deliberately reduced schedule of three and a half to four clinical days per week, in a suite and cost base sized for five. The added capacity is already paid for and is not in the price.
WHY THIS MARKET
Nevada ranks 45th in the country for active physicians per capita, and Clark County falls below the national average in 35 of 42 specialty areas. The Seller reports turning away patients daily because of his limited schedule and insurance participation, and a steady flow of patients leaving larger groups in search of physician continuity and timely access.
FOR THE INDIVIDUAL PHYSICIAN
This practice was priced for you. You take owner compensation plus remaining earnings from day one, and every growth lever is yours to pull: broader insurance participation, restored full-time hours, a second provider, and a marketing program that does not exist today. The Seller's personal endorsement to a multi-decade panel is the most valuable transition asset in this sale.
FOR GROUPS AND MULTI-SITE OPERATORS
Treat this as a footprint acquisition. You gain 4,500 charts, a built-out suite under lease, trained bilingual clinical staff and an established obstetric presence in one of the most physician-scarce metros in the country, for less than the cost of building the same footprint and the years it takes to fill it.
IDEAL BUYER
A board-certified or board-eligible OB/GYN holding or able to obtain a Nevada medical license, or an acquiring group with qualified clinical leadership. Stock or asset purchase structures will be considered. SBA 7(a) and conventional physician financing may be available to qualified buyers.
NEXT STEPS
To protect patients and staff, the practice name and location are released only after a signed NDA. Qualified buyers then receive the full Confidential Information Memorandum, including five years of normalized financials, payor mix, staffing and lease detail. Please do not contact the practice or its staff directly.
