The Green Frog was established by our client in April 2012 after they took on what was an existing fishing and smokehouse business, before investing and continually developing and expanding the business to create the impressive facility that exists today.
It was always our client’s aim to create a facility that the whole family could enjoy and spend time together in the beautiful, peaceful surroundings of the Upper Annan Valley surrounded by the Moffat Hills whilst enjoying the various pursuits on offer.
The business is recognised as a 4-star visitor attraction by Visit Scotland and enjoys a tremendous reputation which is reflected in their strong online reviews on the likes of Tripadvisor and various camping websites. The business is extremely popular with the local community and surrounding areas and has lots of regulars but also attracts high levels of tourists, daytrippers and people staying on site.
As well as the various activities available, the business also hosts lots of events throughout the year including caravan rallys, car boot sales, food festivals classic car rallys, as well as seasonal events for Easter, Halloween, Guy Fawkes Night and Christmas etc.

The subjects are held on a 25 year lease from April 2012 with a current passing rental of £15,600 per annum.
The subjects are located to the south east, and only a short walk from the town centre of Moffat, an extremely picturesque and popular tourist town, which lies on the River Annan, within Dumfries & Galloway.
The town benefits from a vibrant and bustling High Street with a wide array of retailers, including Moffat Weavers tweed shop, Moffat Pottery, Edinburgh Woollen Mill, Moffat Garden Centre, The Post Office as well as the famous Moffat Toffee Shop. Moffat also offers a good selection of hotels and guest houses, including The Moffat House Hotel, The Balmoral, and the Star Hotel, which was listed in the Guinness Book of Records for being the world’s narrowest hotel at 6 metres wide.
Whilst the town benefits enormously from tourism, the business benefits from a strong local catchment, with Moffat having a population of circa 2500 people, as well as benefitting from surrounding business and office workers. Primary and secondary schooling is provided at Moffat Academy.
Moffat is extremely popular with tourists and day trippers, not only for the picturesque and vibrant centre, but for the many outdoor pursuits on offer, including walking, hiking and cycling on the Moffat Hills or the nearby Southern Upland Way. Moffat is also recognised as a dark sky town and is popular with astronomers, and has also recently been awarded the status of Scotland’s first ‘Eagle Town’ thanks to the reintroduction of Golden Eagles to the area. As well as the subjects, there are many other amenities, including Moffat Golf Course, a recreation park with a boating pond and a Caravan Club campsite.
Moffat benefits from strong transport links, being positioned just off the M74 Motorway, and is a popular stop off point. It is positioned approximately 58 miles south east of Glasgow and 53 miles south west of Edinburgh.

Seating is laid out over 2 separate areas and can accommodate approximately 100 customers by way of comfy sofas and loose tables and chairs. An outside decking area can seat a further 50/60 customers. There is a fully fitted catering kitchen which services the café.
Stocked from April to October, the garden centre is positioned to the rear of the café in a large outdoor area and benefits from a substantial undercover section as well as a polytunnel.
Gift Shop/Pet Shop
Positioned within the main property, the gift shop sells a good selection of giftware including jewellery, clothing, candles, books, cards, garden ornaments and indoor plants as well as Scottish gifts. There is a separate section which sells a good range of pet products.
Soft Play/Play Area
The subjects benefit from a small soft play area beside one of the café seating sections, as well as a well-equipped outdoor adventure playground, sandpits and mini golf.
Fishing is provided for all ages and abilities in two, long standing, clear water, spring fed lochans. There is a 4.5-acre fly pond for the more experienced angler, as well as a 2-acre bait pond for the less experienced and beginners, which is popular with families. The lochans are regularly stocked with fish from their onsite fish farm as well as purchasing additional stock. Fishing equipment is available for hire. The sale also includes a small motor boat which is used for maintenance.
Caravan and motorhome camping is provided in a new, extended, hard standing site and can accommodate approximately 30 caravans. The site currently offers 8 electric hook-up points.
There is currently a portable toilet block with 2 showers and 2 toilets although the site has planning permission for a permanent shower and toilet block.
The subjects also benefit from 2 modern glamping pods which can be rented on a nightly basis.
The subjects also rent annual sites to static caravans and also offer caravan and motorhome storage.
