4 year lease remaining with option to negotiate a longer term. Some utilities are paid by restaurant, rent is fair.
This is a well established busy dockside restaurant.
Located in Lefroy Harbour Resort in Cooks Bay, Lake Simcoe, restaurant business and chattels are a separate entity from the marina and business is leased and built up over 10 years.. Owners are very well known in the area and have ran the restaurant in another local marina in years past. The owners sat on the chamber of commerce and networked for years to get the name known as a staple so it could be year round and not only open during the BUSY summer season. Snow mobile trails run right along the property and ice fishing season is bustling. The restaurant is located lakeside to gain from it all summer or winter. Located a 10 minute boat ride from Friday Harbour with many customers coming to us from there as Harbour House Grill is much more affordable with just as good or better food. We carry niche market items from distilleries and local places for our bar and food menu.
220 seat transferrable licensed restaurant and patio. Bar area, dining area and HUGE patio by a salt water pool and looking out over the marina and water. Known for our live entertainment and with plans for yuk yuks dinner and show (we created an indoor stage to utilize for corporate events and much much more) CHECK OUT OUR FACEBOOK AND INSTAGRAM PAGE FOR MORE INFORMATION.
Established in 2012 with sales increasing each year since opening. Recession and COVID proof, due to location and catering to cottagers and boaters with the demographic of locals household income increasing more than many places around. Our biggest sales were through the pandemic being open 7 days a week. Luckily even through the winter when it was take out only. We have a huge support system from the town and many seasonal guests are repeat weekly customers year round. Staying open and transitioning to online and delivery through COVID actually boosted business and increased our sales, we used marketing, targeting and going "digital" while everyone was stuck at home to become more of a household name even more than we had before. Already busy in summer but with the option of year round or seasonal. Before COVID we would stay open for winter and had many successful years. 2021 was our busiest year yet and we only stayed open for 8 months instead of the previous 12 and did a great number in total sales which can be discussed with potential buyers.
We closed by the end of September 2021 and put almost $100,000 in a facelift and renovations. From rebranding with a great new logo and new décor to gleaming hardwood floors. Fresh interior paint, new booths and furniture, barn board walls and much much more. Our POS is top- of the line and integrated with online reservations. A loyalty app and program with online direct ordering to the kitchen. We also gain strong income from a local delivery food app called "What's for dinner tonight". The restaurant is completely turn key and successful with growth imminent from town, although we constantly advertise and have new guests almost daily.
We opened this April 2022 for the season and have the best staff we have had in years.
Innisfil is one of the fastest growing cities that is by the water but still close enough to Toronto. this area lacks restaurants, so competition is minimal with a very good word of mouth, this restaurant is right in the middle of the expansion. Research the "orbit" we are very close to that up and coming development.
We feel we have built up the name so much with such a good reputation the best thing would be to do a silent transition and change things quietly if who ever buys so wishes to. Staff in place could run it for you if given the opportunity and bring a lot to the table. We are unfortunately selling due to personal health reasons and wish we didn't have to, as it is a near future goldmine for the next owner. After the huge investment in renos and rebranding we never planned on selling.
Come by for a meal and check it out for yourself or request a meeting with the owners to discuss further.
