Landlord has an adorable two bed room apartment above the shop that we don't use but could be rented from the landlord.
We are located in the Historic district of Downtown Leavenworth, Kansas, just five minutes from a Large military base. We also get a large repeat business from the local and Kansas City population which is 30 minutes away.
Our shop was completely remodeled just four years ago. The main floor has fsix rooms two very large rooms. One for greeting, taking orders and able to hold our 5 sewing machines, two counter tables, one ironing table, 4 Z racks a storage area and room to spare. Second large room contains a Large dressing room and working area with the customers with plenty of room to spare. Two smaller rooms, one is currently our break room and the other a bathroom. Oh and two closet space areas. There is a full basement, 1/2 with storage shelves 1/2 open area we don't use.
The city of Leavenworth, Kansas does not require any permit. We are required to collect sales tax like any other business. This town is very business friendly.
We have plenty of room to expand a drop off and pickup Laundry cleaning business and a badly needed embroidery service as no one in town or on the military base provides this service. Since we in or 70's we are busy full time with tailoring services. A younger couple could easily add this two badly needed services.
We currently sell at a profit ranks, skill badges and name tapes from a third party. With your own embroidery machine your profit could easily triple.
The military base had a small sew shop which went out of business. The other two sew shops in town cater to mostly civilian work. One other shop sales factory uniforms which is a plus for us as their turnaround time is very long and we offer quicker service.
As indicated we are of retirement age. We love our customers and what we do but it's time to retire and enjoy the fruits of our labor.
Our hours of business is Mon- Fri 9am to 5pm
