50-Year Cleveland General Contractor | Retiring Owner | Demand Exceeds Current Capacity
- 50 Years in Business
- Demand Exceeds Current Capacity
- Longstanding SubcontractorBased Model
- 6 Month Owner Transition
A rare opportunity to acquire a fifty-year-old Northeast Ohio general contracting name whose founder is retiring with far more demand than he chooses to serve. The owner is turning away 15-20 projects per month. A new owner would be able to capitalize on the existing demand a fifty-year-old business generates.
Founded in the 1970s by a union-trained carpenter who had been building custom homes since 1969, the Company has completed thousands of projects across Cuyahoga, Lorain, Lake, Summit, Geauga, Ashland and Ashtabula counties: custom attached and detached garages, room additions and second stories, kitchens, baths and basements, roofing and siding, high-end home-theater rooms, and—increasingly—government-funded lead-abatement work where it is often one of the only bidders.
The Company runs on a subcontractor model. The owner sells, designs in CAD, estimates from a decades-old price book, pulls permits, and project-manages; framing, foundations, roofing and finishes are performed by a network of subcontractors he has worked with for up to twenty years, and licensed electrical, plumbing and HVAC work flows through two affiliated companies he also owns.
Written fixed-bid contracts, milestone deposits, formal change orders, lien waivers and a signed “Instructions to Subcontractors” program mean the business carries almost no receivables and needs little working capital.
A SIGNED CONFIDENTIALITY AGREEMENT IS REQUIRED FOR THE EXACT LOCATION
