The 40+ acre site includes a nature trail, multiple hiking paths, and a 16’x16’, 23-foot high, jungle birdwatching tower. Owners currently live in a suite located in the poolside building containing the office and spa, however, there is also a 960 SF house on site in which the General Manager and Chef currently live with their family.
Our site is located near the intersection of the two roads leading to Caracol, the principal Maya ruin in the country, and centrally located to all Cayo inland tourist attractions.
The site is a 40-acre elongated parcel that runs from the road back into the jungle. Improvements are near the roadway.
Development of the property has been relatively free of restrictions. The only requirements from local government was related to service size for connecting to the electrical grid.
There is excellent opportunity to expand. We have developed only a small portion of the 40-acre site.
Competition is moderate with several of the nearest resorts at a higher price point.
