The business comprises of two (2) ocean front buildings located in one of the top and pristine locations on the island Ambergris Caye.
It includes top ocean front property (25,000 sqft) and 2 concrete structures/houses: The main house (2 story, 2,500 sqft) and the large single story guesthouse (1000 sqft).
We have a large (120 feet wide) private beach, full with dozens of mature coconut palm trees, equipped with 2 hammock, 8 lounge chairs, various floats and lounge chairs for the ocean, outdoor dining etc. We have excellent and save swimming and snorkeling conditions right on our beach; second to none on the island.
Everything is designed and equipped for a vacation rentals.
The owner can Live-in or rent the owner's quarters upstairs in the main house (2 bedroom, 2 bath) for an additional income.

Bathrooms and Kitchens are brand new, so is all furniture, fixtures, ACs, TVs etc. Everything had been remodeled within the past year or 2.

Our location is 2+1/4 miles South of San Pedro town, a 7 minute golf cart drive to town. We are in a very quiet residential neighborhood with mostly villas; the top location on the island.

Our vacation rentals caters to a clientele who prefer the guaranteed tranquility of a private and tranquil vacation spot over condo buildings, hotels and resorts.
The main house consists of 2 condos with separate entrances, both 2 bedroom with 2 bath; with complete separate entrances. The upstairs is owner occupied and the downstairs a profitable vacation rental. In the back is the large 1000 sqft guest house is also a very profitable vacation rental. The past years we have/had a 95+% occupancy rate and 25%+ repeat guests !
We are fully booked 1/2 year in advance but many bookings are a year in advance (repeat guests) guaranteeing a retirement lifestyle free of financial worries.
The house is newly streamlined for low expenses. It is mostly solar and wind powered and free water supply is guaranteed by a large cistern with a state of the art filtering and water purification system including a UV filter. Both structures are hurricane proofed and can be run independent of any public utilities incl. Sat TV (Directv).
Yearly expenses incl. taxes, utilities and payroll are below $30K.

Our type of vacation rental, offering a private beach and guaranteed tranquility seems to be without much or any competition, at least ocean front on this island. We are in the upper-medium price range offering guaranteed tranquility to an mostly middle-aged (and above) vacation clientele. Other options in this price range are hotel and resorts --noisy and crowded at times-- or much pricier complete beach house rentals.
